Overview The Regional Property Manager is responsible for ensuring the communities generate a satisfactory cash flow, properties are properly maintained in accordance with Company standards and customer satisfaction is assured. Also responsible for all regional functions, procedures, and policies. This portfolio will oversee properties in the Indianapolis and Evansville areas. Responsibilities Financial Responsibilities Review and approve annual operating budgets for all positions within portfolio. In conjunction with individual Property Managers (PM), prepare rent increases in cooperation with the other company departments. Assist with rent collection as needed. Review and analyze monthly property financial statements with the on-site staff, including income and expense analysis and preparation of the Cash Flow Status Report. Review and approve all bids prior to submission. Approve and sign authorized contracts, such as lawn care and trash removal. Administer the Reserve for Replacement and Residual Receipts accounts for designated projects. Review and submit write-offs for bad debts. Marketing/Sales Responsibility Assist PMs in the development, implementation and management of a successful marketing plan for each community. Check occupancy and associated reports in order to monitor traffic and closing performance. Project Contact Responsibilities Conduct interim inspections and follow-up as needed to ensure action on all inspections have been performed. Conduct periodic audit of on-site files. Prepare and submit the annual project inspection reports. Staffing Responsibilities Determine staffing needs and recruit, hire and orient staff in accordance with the Company and EEO regulations and guidelines. Train, evaluate, compensate, and prepare annual salary increases for PMs. Prepare, submit and maintain accurate records, reports and paperwork (invoices, time cards, new hire / termination information, employee counseling and evaluations). Create and sustain a positive work environment at communities and accomplish the objectives of the Corporate Performance Management program. Operations Responsibilities Prepare all reports and correspondence and handle complaints and/or problems timely and accurately. Represent the Company in the areas where designated projects are located. Serve as the primary contact with HUD offices in designated region and refer problems to the VPPM. Cooperate with the RMMs in the performance of staff maintenance functions and provide assistance. Ensure all projects in region follow federal and state regulations and policies. Handle any other special assignments as directed by the VPPM. Qualifications High school diploma or equivalent combination of education, training or experience. Experience using PC based word processing and spreadsheet software preferred Must possess excellent time-management and organizational skills. Must have and maintain a valid Driver's License in the state of residence. Able to work a varied schedule including weekends. Able to work efficiently with a high level of accuracy, attention to detail, and follow-through. Must be able to communicate effectively verbally and in writing. Must be able to read and comprehend the English language. Fluent in Spanish is a plus. Glick is a great place to work with a family-oriented culture.
