Multi-state portfolio (Washington, DC | Wilmington, DE | Atlanta, GA)* Starting Salary: $120,000+ (Based on experience) | Full-Time | Travel Required Were seeking an experienced, hands-on Regional Property Manager (RPM) to lead a portfolio of over across three states. This is a high-impact role responsible for overseeing operations, financial performance, and team leadership across a mix of high-rise and garden-style communities serving general and family occupancy populations. What Youll Be Responsible For: Portfolio Oversight Oversee day-to-day operations for a multi-state portfolio. Monitor property performance, conduct site visits, and implement improvement plans to meet financial and occupancy goals. Financial Leadership Create, manage, and analyze annual budgets. Identify variances and implement corrective actions to ensure NOI and revenue targets are met. Work closely with ownership and internal stakeholders to align on financial goals and deliverables Team Management Recruit, develop, and mentor property management teams across all sites. Ensure each community is adequately staffed and that team performance aligns with company standards. Foster a culture of accountability, professional development, and resident-focused service. Compliance & Reporting Maintain compliance with all local, state, and federal regulations, including affordable housing requirements (e.g., AMI limits). Ensure timely, accurate reporting to ownership and internal leadership. Respond quickly to client needs and maintain positive working relationships with stakeholders. Market Insight & Occupancy Strategy Evaluate market trends in DC, GA, and DE to inform pricing, marketing, and leasing strategies. Collaborate with leasing teams to boost occupancy and retention. Physical Asset Oversight Ensure communities meet safety, maintenance, and curb appeal standards through regular inspections. Oversee capital improvements and vendor contracts as needed.
