Job Summary

Red Tail Residential is seeking a dedicated and experienced Regional Property Manager to oversee multiple properties within our Alaskan portfolio. The ideal candidate will possess strong leadership skills and a comprehensive understanding of property management, including customer relationship management and legal compliance. This role requires an individual who can effectively negotiate leases, maintain property standards, and ensure tenant satisfaction across all managed locations.

Responsibilities

  • Manage the daily operations of assigned properties, ensuring compliance with company policies and legal regulations.
  • Develop and maintain positive relationships with tenants, addressing concerns and resolving issues promptly.
  • Oversee property leasing activities, including marketing strategies to attract new tenants and negotiating lease agreements.
  • Ensure properties are well-maintained by coordinating with maintenance staff and contractors for repairs and improvements.
  • Utilize property management software such as CRM and Yardi for efficient administrative tasks, including tenant tracking and reporting.
  • Ensure compliance with fair housing laws, landlord-tenant regulations, safety standards, and internal policies.
  • Conduct regular inspections of properties to ensure quality standards are met.
  • Prepare budgets, financial reports, and forecasts for property performance analysis.
  • Respond to resident concerns, complaints, and emergencies with professionalism and urgency.
  • Oversee capital improvement projects and ensure proper maintenance standards across all communities.
  • Identify operational and liability risks and implement effective mitigation strategies.
  • Participate in special projects such as acquisitions, dispositions, and due diligence reviews as needed.
  • Coordinate vendor relationships, contractor performance, and procurement of supplies and services.
  • Support the development of annual budgets and provide ongoing financial oversight.

Qualifications & Experience:

  • Proven experience in property management or a related field is required.
  • Strong knowledge of customer relationship management principles.
  • Preferred certification: CAM, CPM, CMCA, RMP, or Affordable housing designations.
  • Demonstrated ability to negotiate effectively in leasing agreements.
  • Strong knowledge of federal, state, and local housing regulations, including Fair Housing laws required.
  • Proficiency in using property management software such as CRM & Yardi is a plus.
  • Strong administrative skills with attention to detail in legal documentation and compliance matters.
  • Experience in coordinating property maintenance activities to ensure high standards of living for tenants.
  • Minimum of 5 years' experience as a Property Manager in the multifamily housing industry; with a minimum of 2 years in a Regional Property Manager role overseeing multiple properties.
  • Proven leadership experience within the Alaska market is required.
  • High school diploma or equivalent required; degree in business, property management, or a related field is a plus.
  • Ability to travel extensively throughout the region.
  • Valid Driver's License and reliable transportation required.
  • Ability to work flexible hours, including nights, weekends, and holidays as needed.
